NR launches first multi-site land package for homes

Network Rail has launched the first in a planned series of multi-site land packages as part of its land for homes programme.

The multi-site packages will streamline the process of unlocking land for homes. The first package includes two sites in Bermondsey, south-east London, a residential and commercial space in Leyton, redevelopment opportunities in Edenbridge, Kent, and new land for homes in Bickley, along with an improved station.

NR believes that the plots of land could potentially deliver almost 300 much-needed homes, alongside commercial space which would boost the economy for the surrounding areas.

The land for homes programme aims to provide space for 12,000 homes by 2020, and Network Rail has already released land to deliver over 2,100 homes.

In addition to the packages, the infrastructure owner has identified 200 development sites for housing, many of which are already being progressed.

It has also announced that it is changing its approach to working with developers, and its processes, including a new approach to insurance and risk cover, a new sensory service, and a new service-level commitment for asset protection – details of which will be published in full over the next six months.

Sir Peter Hendy, chair of Network Rail, who recently wrote for RTM, explained the importance of the British rail industry in creating economic growth, jobs and housing.

“We recognise this means strong and ambitious new partnerships, so Network Rail is changing to make it easier than ever for developers to work with us to deliver exciting projects in and around railway stations and railway land,” he said.

“Developments of this type drive regeneration, and create housing and employment opportunities, whilst creating great places for people to live, work and travel.”

He emphasised the importance of collaboration between different teams to achieve Network Rail’s ambitions.

Managing director of Network Rail Property, David Biggs, explained: “We have been releasing land for development for decades through successful partnerships with both the public and private sectors, to deliver for the railway and for Britain.

“We understand that forging partnerships with developers is crucial to us fulfilling our commitment to unlocking land for housing and development, especially against the backdrop of ongoing population growth and increased urbanisation.”

Colin Stanbridge, London Chamber of Commerce, praised the scheme, arguing that investment in his region is “vitally important” if the capital is to manage housing and expected population growth.

New homes being built in areas near to the railway line that doesn’t have a station will eventually or possibly have a new local railway station for the community and people to commute from home to work and anywhere. Including Beaulieu in Chelmsford, Essex where there is plans to build more new homes along with schools and shops and also plans to build a new railway station on the London-Norwich “Great Eastern” Main Line as part of the Beaulieu Park expansion. Which I’ve heard about it on Essex Live website via Facebook.
