Network Rail opens flagship net-zero Barnetby MDU

Network Rail has officially opened a new flagship Maintenance Delivery Unit (MDU) at Barnetby, marking an £8.8 million investment aimed at strengthening rail maintenance capability across North Lincolnshire.

The facility, which entered service on Monday 1st June and was formally opened on Wednesday 10th June, replaces infrastructure that was more than a century old. It consolidates maintenance teams from Grimsby, Barnetby and Scunthorpe into a single, modern base designed to enhance operational efficiency on a key freight and passenger corridor.

A blueprint for future rail maintenance hubs

MDUs play a critical role in supporting the day-to-day upkeep of the rail network, providing a centralised base for frontline teams. The new two-storey, timber-frame building has been designed as a flagship project under Network Rail’s Greener Railway strategy, aligning with the organisation’s ambition to achieve net zero carbon emissions by 2050.

Sustainability has been embedded throughout the design and construction. The building incorporates air source heat pumps, triple-glazed windows, and rooftop solar panels, making it Network Rail’s first net zero operational MDU. The approach significantly reduces carbon emissions and positions Barnetby as a benchmark for future developments.

The facility will accommodate more than one hundred maintenance staff and includes a range of welfare and operational features, such as:

  • A mess hall and welfare areas
  • Changing and shower facilities
  • Accessible toilets
  • Meeting rooms and office space

The 9,000 square metre site also offers parking for fifty vans and 66 staff vehicles, alongside 22 electric vehicle charging points to support the transition to greener fleet operations.

Environmental and community impact

In addition to lowering operational carbon, the project has delivered measurable environmental and social value benefits. Biodiversity net gain has been achieved through landscaping measures, including the planting of 11 trees and more than 400 plants, as well as the installation of bat boxes. Acoustic fencing has also been introduced to minimise noise impact on neighbouring communities.

The development has already attracted national recognition, being shortlisted for the Rail Business Awards 2026 in the sustainability and environmental excellence category.

Beyond infrastructure, the scheme has contributed to the local community. Planters were installed in the village, a defibrillator was donated to Barnetby United FC, and students from North Lincolnshire College were offered placements with main contractor HBC Construction.

Driving future infrastructure standards

Network Rail sees the Barnetby MDU as a model for future maintenance facilities across the network. Its design principles are already influencing a similar scheme currently under development in Sheffield, demonstrating how the organisation is scaling sustainable infrastructure solutions.

George Drum, Network Rail infrastructure director, said:

“Our new maintenance delivery unit at Barnetby is a significant investment in our colleagues, our operations, and the future of the railway. It provides our teams with modern, sustainable facilities while supporting a key route that underpins both freight and passenger services across the region.

“We’re proud that the site is already being recognised nationally for its sustainability credentials, and that it is setting the standard for how we design and build maintenance hubs going forward.”
