A major milestone has been reached in the transformation of the Goods Yard area surrounding Bishop’s Stortford station, as East Herts’ Development Management Committee has approved the next phase of a £200 million regeneration scheme led by Network Rail Property and Kier Property through their Solum Regeneration partnership.
Originally approved in 2018, the project has already delivered:
- 320+ residential apartments
- 64 affordable homes for local families
- Transport upgrades around the station
- A 400-space multi-storey car park
- Landscaping improvements near the Millennium Bridge
Network Rail Property’s Group Property Director, Robin Dobson, said:
“We are grateful to the Council for its long-term engagement and to the local community for their input and support.
“This approval unlocks a scheme that secures real benefits for Bishop’s Stortford — new homes, public realm improvements and renewed investor confidence to deliver more jobs through these works.
“We’re now focused on getting on with the next phase.”

Following a boundary change and a revised masterplan approved in March 2022, this latest planning approval will enable Solum to deliver:
- 423 additional new homes
- Enhanced pedestrian and cycle links between the station, town centre, and river
- Upgrades to the station forecourt
- New landscaping and towpath connectivity
- Additional commercial space to support local business growth
The scheme has received over 65 letters of support from local residents, each highlighting personal reasons for backing the development—from improved transport links to increased housing availability.
This regeneration is set to revitalise the station gateway, improve connectivity, and provide much-needed homes and amenities, reinforcing Bishop’s Stortford’s role as a key commuter hub and vibrant community.
